Massachusetts DSCR calculator

TL;DR: DSCR is monthly rent divided by the full monthly payment. Enter the monthly rent, the property’s tax and insurance figures, and the loan you are considering. The calculator shows the debt service coverage ratio and what a lender is likely to make of it. Pull the tax figure from the current assessment — or better, from your purchase price — and use a real landlord-insurance quote when you have one.

For education only. This calculator uses the figures you enter; it is not a rate quote, loan offer or commitment to lend. Lenders set their own rent, payment and ratio rules.

How to read your result

A ratio of 1.00 means rent exactly covers the full payment. Above that line, the property covers the payment with room to spare; below it, you feed the property every month. Lender minimums vary, and pricing or leverage often improves as the ratio rises. For the full walk-through, read how the DSCR is calculated and our guide to Massachusetts property taxes in the payment.

Remember what the ratio leaves out: vacancy, repairs, management and reserves. A property can clear a lender’s floor and still lose money in a rough year, so run your own full cash-flow numbers alongside this ratio.
