DSCR Purchase Loans for Massachusetts Rentals
Win the next property on the strength of its rent roll. We shop wholesale DSCR lenders so the building qualifies on its own income instead of your W-2 or tax returns. These are business-purpose loans for non-owner-occupied Massachusetts investment property, arranged by a broker that shops wholesale lenders, not made by us.
Who this fits
- Self-employed buyers whose tax returns understate real cash flow after depreciation and write-offs
- Investors adding doors who have run into agency loan-count or debt-to-income ceilings
- Out-of-state investors buying into Massachusetts rental markets through an LLC
- Buyers of tenant-occupied triple-deckers where existing leases support the rent figure
The numbers that decide the deal
What qualifies the loan. Monthly market or lease rent divided by the full housing payment: principal, interest, taxes, insurance and any association dues.
Where rent comes from. Usually the appraiser’s rent schedule (Form 1007 for one unit, the small-residential income form for 2-4 units), or an existing lease when the lender allows it.
What you bring. Down payment and closing costs from verified funds, plus reserves the lender sets for the file. Requirements differ by lender and by deal.
How a Massachusetts purchase file comes together
A DSCR purchase begins like any purchase: an accepted offer. From there the file turns on the property more than on you. We confirm the address, unit count, contract price and the rent the property should support, then match the scenario to wholesale lenders whose guidelines fit that exact deal.
Your side of the file is lighter than an agency loan, but it is not empty. Lenders still review credit, verify the down payment and reserves, and weigh your experience owning rentals. The qualifying focus is the property’s rental income compared with its payment.
The appraisal does double duty. It sets value, and it includes a rent schedule comparing your property to nearby rentals. That market rent figure, or a signed lease when the lender permits it, is the numerator in the DSCR math. In Massachusetts, ask your agent for recent rents on comparable units before you write the offer, because rents vary sharply from one side of a street to the other in older neighborhoods.
Massachusetts details that move the purchase math
Property taxes deserve a close look. The tax figure on a listing reflects the current assessment, and Massachusetts communities revalue property on a regular cycle. If you are paying well above the assessed value, budget taxes from your purchase price rather than the seller’s bill. That one adjustment can shift the ratio more than most buyers expect.
The housing stock is old by national standards. Knob-and-tube wiring, aging roofs, oil heat and lead paint in pre-1978 buildings can all affect insurance quotes and the appraisal’s condition rating. Get a landlord-policy quote early; insurance is a real line in the payment and a slow quote can stall a closing.
Condo purchases carry an extra wrinkle: association dues count in the payment, and some lenders review the condo association’s budget and owner-occupancy mix. Triple-deckers, the workhorse of Massachusetts rental stock, are usually treated as ordinary 2-4 unit properties, which is exactly where DSCR programs are most comfortable.
Common questions
Can I buy a Massachusetts rental in an LLC with a DSCR loan?
Many wholesale DSCR lenders allow vesting in an LLC or other entity, typically with a personal guarantee from the owners. Expect to provide the articles of organization, operating agreement and an EIN letter.
Does the property need a tenant in place at closing?
Not necessarily. On a purchase, many lenders will use the appraiser’s market rent estimate for a vacant unit. Some cap the rent they will use or tighten terms without a lease, so it varies by lender.
Can I use a DSCR loan to buy a home I plan to live in?
No. DSCR loans we arrange are business-purpose loans for non-owner-occupied investment property only.
