DSCR Rate-and-Term Refinance for Massachusetts Rentals
Reset the financing on a rental without reopening your personal income. A rate-and-term DSCR refinance re-prices or restructures the loan on the back of the property’s rent. These are business-purpose loans for non-owner-occupied Massachusetts investment property, arranged by a broker that shops wholesale lenders, not made by us.
Who this fits
- Investors coming off bridge, hard-money or private loans that were always meant to be temporary
- Owners whose credit profile or property cash flow has improved since the last loan closed
- Landlords who want to move from a shorter amortization or adjustable structure into steadier terms
- Investors refinancing into an LLC for liability and bookkeeping reasons
The numbers that decide the deal
What the lender looks at. The property’s rent coverage at the new payment, the current value, your payment history on the existing loan, credit and reserves. Not your tax returns.
Payoff accounting. The new loan pays off the old balance plus closing costs, and the ratio must still work at that figure. We check the math before you commit to an appraisal.
Existing prepay terms. Many DSCR and bridge loans carry a prepayment structure. We factor any payoff adjustment into the break-even analysis before recommending a move.
When a rate-and-term move makes sense
The classic Massachusetts case is the bridge exit. You bought a Worcester triple-decker with short-term money, stabilized the units, raised rents to market and now the clock on that expensive debt is ticking. A rate-and-term DSCR refinance replaces it with long-term financing sized on the building’s rent.
The second case is simple improvement. If your credit has strengthened, the property’s rent has risen, or wholesale pricing has moved in your favor, re-shopping the loan can trim the payment or restructure the term. Because DSCR underwriting ignores personal income, the refinance process stays focused on the property.
How the refinance file runs
We start with the payoff. Your current note’s balance, any prepayment structure and the closing costs of the new loan set the total that has to be covered. Then we test the ratio at that figure using the lease or the appraiser’s market rent, the current tax bill and a fresh landlord-insurance quote.
Appraisals on refinances follow the same rent-schedule logic as purchases. If your rents have risen since the last appraisal, gather the leases and a rent ledger now; they give the appraiser support for the higher figures and can directly improve the ratio the lender uses.
If the property sits in an entity you formed after the original purchase, the refinance is also the moment to clean up vesting. Many wholesale lenders prefer the LLC to be the borrower from day one of the new note, with the members signing personal guarantees.
Common questions
Do I need to re-qualify with personal income?
No. DSCR refinances qualify on the property’s rent coverage, not tax returns or paystubs. Credit, reserves and payment history on the existing loan are still reviewed.
Can I refinance a property that is between tenants?
Usually, yes. Most lenders will use the appraiser’s market rent schedule when a unit is vacant, though a signed lease strengthens the file.
How soon after purchase can I do a rate-and-term refinance?
Seasoning requirements vary by lender and are usually shorter for rate-and-term than for cash-out. We confirm the specific lender’s rule before you order an appraisal.
